Austin Neighborhoods, Honestly: What Nobody Tells You Before You Move
Austin has a branding problem, in the best way. Everyone knows the vibe. Live music. Tacos. Keep Austin Weird. But when you're actually trying to figure out where to live, "Austin" covers a lot of ground. A lot.
Here's a honest breakdown of how I think about the metro.
Inside the city
Central Austin — zip codes like 78704, neighborhoods like Travis Heights, Bouldin Creek, and South Congress — is where the culture lives. Walkable, dense, great food, great energy. Older homes with character. Also: higher price tags and smaller square footage than you'd expect for the money. If location and lifestyle are the priority and space is negotiable, this is your zone.
East Austin gets a lot of attention, and rightfully so. It's diverse, creative, and still has more character per block than most of the city. Prices have appreciated significantly over the last decade, but there's still value to be found if you know where to look.
North Austin — think the Domain area, Crestview, Allandale, Rosedale — is popular with tech workers and young families. Good access to major employers, a mix of price points, and a little more breathing room than Central.
West Austin (Tarrytown, the Westlake-adjacent areas) skews older, more established, and more expensive. Great schools, quieter streets, strong long-term value. The trade-off is price and distance from the energy of Central.
Outside the city
This is where affordability opens up and where a lot of relocators end up landing, especially families.
Round Rock, Cedar Park, and Pflugerville offer newer construction, more square footage for your dollar, and solid schools. Georgetown is growing fast and still has real value. Dripping Springs and Bee Cave pull buyers who want space, hill country views, and a slower pace, with the trade-off of a longer drive into the city.
The honest part
Every one of these areas has trade-offs. There is no perfect neighborhood, only the right one for your life right now. My job isn't to steer you somewhere because it's popular or because I have more listings there. It's to match you with a place that actually fits.
